From vacant buildings to low-energy social housing in Machelen

The municipality of Machelen had launched a very interesting action; offering owners of vacant buildings the option of converting their building into low-energy social housing (check out the action on their public page). :bulb:

Now, what are the benefits for the house owner? :thinking:

  • Rental income instead of paying taxes
  • Free project-care via two non-profit organisations (Klimaatpunt and 3Wplus); from a technical plan to an interest-free loan of up to 25,000 euros.

Remarkably, it was very difficult to convince owners for this and reach the right target group (for example, recent heirs). Do you have tips/experiences to share regarding this kind of project in your city/municipality? :handshake:

Who took on this action?

  • Housing Department of the municipality: contacting owners of vacant/unfit/uninhabitable properties
  • Non-profit organisation 3Wplus took care of the rest

What was offered to the owner?

  • A budgetary and technical plan with an overview of all renovation works to be carried out
  • Assistance in looking for contractors and requesting quotes
  • Assistance in applying for grants
  • Guidance in referral to a social housing office
  • Increased renovation premiums and tax benefits and an interest-free loan of up to €25,000

How did Machelen achieve this budget-wise?

  • The project was 75% subsidised by Flanders
  • A small budget was paid per current year to 3Wplus
